JUST a week before giving birth, Vicki Wusche became homeless.
But now, the inspirational speaker and author of five books is one of the richest women in property.
Vicki began investing in property in 2008 and has now been named in The Telegraph’s 25 most influential people in UK property.
She regularly participates in podcasts in Europe, America and Canada as well as in the UK, and since first recognizing property as the best strategy for creating your financial security, Vicki has avoided the “get rich” gurus and their luxury cars and shiny shoes.
Vick explained that being successful in any business, especially real estate investing, requires commitment and hard work.
Not only that, but in a podcast episode of Just Meee! with author Sid Madge, Vicki revealed her top tips that can help you achieve success – and, according to her, ignoring negative talk and trusting your gut are fundamental.
Vicki explained that at the end of her marriage in the early ’90s, she knew she needed to change her life.
She shared, “I started investing in real estate as a way to have the lifestyle I wanted.
“I stayed with two girls. I got out of it [divorce] with the understanding that I knew nothing about money.
“I was homeless a week before my first baby was born and went to the hospital with pre-eclampsia.
“When I left the marriage, I ended up on benefits – such a small amount of money.
“I wanted to start taking control.”
Vicki went to university and then pursued a career in teaching, but was unfortunately made redundant.
As a result, Vicki revealed, “I decided I would never let anyone else control my life or my finances again.”
Not only that, but Vicki helps others share their success.

LEARN LESSONS
Vicki explained, “If you’re not learning lessons daily, you need to wake up and get out of bed.”
ASSUME RESPONSIBILITY
She also added, “The main thing for me, the master lessons, is that everything I have in my life is a result of actions and decisions that I made.
“I can do anything, I can be anything, I can have anything, I just need to decide what it is and set my mind to it.”
Do I need to pay taxes on my secondary income?
MANY people who feel strapped for cash are boosting their bank balance with a side hustle.
The good news is that there are many simple ways to earn some additional income – but you need to know the rules.
When you are employed, the company you work for collects tax on your earnings and pays HMRC so you don’t have to.
But anyone who makes extra money, for example by selling things online or walking their dog, may have to do it alone.
Stephen Moor, head of employment at law firm Ashfords, said: “Care should be taken if you are earning additional income as it is likely to be taxable.
“Side hustles could be treated as taxable business income, which could include the provision of services or the sale of products.”
You can earn a gross income of up to £1,000 a year tax-free through the business allowance, but beyond this you will usually need to pay tax.
Stephen added: “You need to register for a self-assessment with HMRC to ensure you are paying the correct amount of tax.
“The applicable tax brackets and the amount of tax you need to pay will depend on your income.”
If you don’t file a tax return, you could receive a surprise bill from HMRC later asking you to pay the tax you owe – plus extra fees.
NEGATIVE CHAT
Not only that, but Vicki emphasized the importance of embracing positive thoughts, as she continued, “I don’t have any negative conversations in my head.
“When you hear that negative voice, it’s because your body and mind are trying to protect you. Take a look, see if it is true and correct and if it is not right, talk to yourself and your own mind.

“I do gratitude exercises. First thing in the morning, what are three things you are grateful for? If you fill your mind with positive things, you won’t leave enough room for the negative things.”
GOOD HABITS
Likewise, acquiring good habits is fundamental, as the investor explained: “You can have habits that don’t support you and you can choose to have habits that support you.
“You need to discover the habits that support you.”
TRUSTING YOUR GUT
According to Vicki, you should pay attention to the messages in your gut, as she advised: “Trust your gut. Remember that butterflies are not necessarily fear, they are just a message and you need to look at that message and interpret it.

“Look for messages and when you start to see a pattern in those messages, take action. Because if you don’t act on that opportunity, that opportunity will pass to someone else.
“People will think their paths are set, but they are not set. You can be whatever you want.”

Finally, Vicki emphasized the importance of being clear about your goals, concluding: “Identify what’s important to you and figure out how you can live that life.
“What is important to you and how do you want to live this life?
“Calculate how much money it will take to earn this and live the life you want and then no one will be in control but you.”
