Liv Conlon runs the UK-based seven-figure business ThePropertyStagers, which organizes 300 properties a year, and the coaching company StagerBoss.

The 25-year-old built her brand after decorating a property that her mother, Ali, was struggling to sell.

Once the best furniture and accessories are selected, it is sold within three days for a price above the asking price.

The buyer voluntarily paid an additional amount to keep all items in the property.

Speaking to The US Sun, Conlon shared affordable tips for homeowners.

Conlon said investing in “extras” that go beyond furniture is a simple way to make homes look expensive on a budget.

“Incorporate metallic accents, especially gold in your accessories to create a luxurious feel, strategically placed mirrors to create depth,” she said.

“Colorful pop pillows and large, oversized art pieces that act as focal points of the room.”

She shared advice on where to buy household items without spending thousands of dollars.

“Shopping secondhand on places like Facebook Marketplace will help you secure some great pieces at a deep discount, using removable wallpaper to accent walls, incorporating plants for a refreshed look, and organizing your home,” she said.

Colon listed several common mistakes that can make a home look cheap.

“Overcrowded with too much furniture or a lack of placement that appears sparse,” she said.

“Neglecting adequate lighting, using mismatched or low-quality furniture, and over-decorating with too many small items.

“Avoid using overly bright colors or ignoring maintenance issues like peeling paint and worn fixtures.”

Arrange furniture to create open pathways and use vertical storage solutions to free up space.

She said strategically placing items that serve multiple purposes is helpful in making the most of any space.

“To make your home feel spacious, use multifunctional furniture, incorporate mirrors to reflect light, choose furniture with exposed legs, and keep window treatments minimal to maximize natural light,” she said.

“Arrange furniture to create open pathways and use vertical storage solutions to free up space.”

The advice came after Paul Hambidge told The US Sun that flooring color can be used to make a space appear larger.

He recommended opting for lighter colors that create a “calming area.”

He said rooms can feel cramped if there is too much contrast.
