A planned development is in the works for the Elgin area northeast of Austin that would bring 875 homes and a 15-acre sports complex to a growing part of Central Texas.

Qualico Communities anticipates the start of work this fall in the subdivision, called Triada. The community will be developed in six phases over the next few years, with completion scheduled for 2031.

The project will take shape on just over 271 acres north of US 290 and west of County Line Road, stretching from FM 1100 in the south to Carlson Road in the north.

Triada will have a variety of single-family homes to meet buyers’ different needs and preferences, but it’s too early for builders to specify price ranges, Qualico officials said.

The first lots are expected to be ready for home construction in the summer of 2025. Construction of the first homes is expected to be completed by the end of 2025.

Qualico expects Triada to meet the strong demand for affordable housing in the area northeast of Austin, Fleming said.

Elgin City Council approved the development on Tuesday.

Qualico officials do not disclose the project cost or financing details.

“The City of Elgin has been deliberate and careful in managing its development growth, especially given its convenient proximity to major employers like Samsung and Dell,” Fleming said.

Qualico Communities is also working through the approval process for a 306-acre site in southeast San Marcos. This community, and Triada, “will offer residents a rich package of amenities in a master-planned environment,” Fleming said.

Triada’s amenities are expected to include a fitness center, a pool, a playground and two pickleball courts for residents.

Additionally, plans call for 55 acres of open space, 6.1 miles of trails and a 15.3-acre sports complex with baseball and soccer fields, with the sports facilities intended for public use.

“Triada represents our commitment to providing thoughtfully designed communities that enhance residents’ quality of life while respecting the land’s heritage and natural resources,” Fleming said.

Qualico officials said the Triad’s name honors the three previous landowners and honors the history and legacy of the generations who have contributed to the Elgin community.

The land was previously used for agricultural purposes.

The community will be within the boundaries of the Elgin School District, providing access to Neidig Elementary, Elgin Middle School and Elgin High School, all within two miles of Triada.

What’s happening in the overall Elgin area real estate market?

Factors such as access to the Texas 130 toll road, along with increased employment options in the east part of the Austin region, have changed the growth trajectory in Elgin, said Bryan Glasshagel, senior vice president at Zonda, which tracks the market. real estate locally. and nationally.

Just four years ago, there were fewer than 75 new homes started annually in the area encompassing the Elgin school district.

In comparison, during the 12 months ending in March, builders started work on 566 homes, Zonda’s research shows.

“New home activity is once again on the rise in Elgin, driven by communities like Trinity Ranch and Harvest Ridge,” Glasshagel said. “With new communities like Triada entering the market, new home activity will reach record levels again soon.”

Relatively attainable prices are a key driver of real estate activity in the Elgin area, Glasshagel said.

“Virtually all new housing starts were entry-level and move-up homes priced between $250,000 and $399,000,” he said.

On the sales side, Zonda data shows that builders closed 607 new home purchases in the 12 months ending in March, a 40% increase from the 437 closings in the 12 months ending in March 2023. As with the home starts, most closings were for homes priced between $250,000 and just under $400,000.
