A class action lawsuit was filed in December 2022 alleging that Branford Manor failed to properly manage its apartments.

As a result, it is alleged that tenants between November 23, 2019 and November 22, 2022 suffered injuries and financial losses.

The members of the class that filed the lawsuit argue that Branford Manor is responsible for paying compensation for the damage caused.

To put an end to ongoing litigation, Branford Manor has reached a preliminary settlement worth $12.5 million.

In doing so, the company did not admit any wrongdoing.

Under the terms of the agreement, two payment options can be claimed – base payment and extended payment.

The base payment amount is decided by how long the tenant has been a tenant in the complex and their age.

Adults who have been at the complex for more than three years can receive $6,000 under the settlement.

This drops to $4,000 for those who have been tenants for two to three years, and then $2,000 for less than two years.

Even children can benefit from the base settlement payment.

Minors are entitled to receive US$3,000 if they live in the complex for more than three years.

They can receive $2,000 for two to three years and $1,000 for less than two years.

Meanwhile, the enhanced form of payment is also available to students and their children in the event of serious injury, illness or property damage while at Branford Manor.

The form must include evidence of injury and/or damage, as well as receipts, medical records, and/or emails and texts that support the claim.

It adds that a claim form must be submitted by an injured family member.

Meanwhile, the basic payment request form is sent by family.

There are numerous dates that class members should be aware of before filing their claims.

All eligible members who wish to exclude themselves from the agreement or oppose it must do so by June 10, 2024.

However, all base payment claim forms must be submitted by this date.

The deadline for enhanced payment request forms is July 15, 2024, although it may be extended if the final settlement approval hearing is postponed.

It is currently scheduled for July 2, 2024.
