The average home in Franklin County was listed for $329,900 in June, a 1.6% increase from $324,723 the previous month, an analysis of data from Realtor.com shows.
Compared to June 2023, the average residential list price increased 5.4% from $312,923.

The average Franklin County home was 1,958 square feet, valued at $179 per square foot. The price per square meter of homes for sale increased by 7.7% compared to June 2023.
Listings in Franklin County moved quickly, with a median of 34 days listed compared to the national June median of 45 days on the market. In the previous month, homes had a median of 30 days on the market. About 172 homes were newly listed on the market in June, a 10.3% increase from the 156 new listings in June 2023.
Average home prices reported by Realtor.com may exclude many, or even most, homes from a market. Price and volume represent single-family homes, condominiums or townhomes only. They include existing homes but exclude most new construction as well as pending and contingent sales.
In Pennsylvania, median home prices were $329,000, a slight increase from May. The average Pennsylvania home listed for sale was 1,750 square feet, priced at $193 per square foot.
In the United States, the median home price was $445,000, a slight increase from the previous month. The average American home for sale was listed at 1,868 square feet, with a price of $233 per square foot.
The average home listing price used in this report represents the midpoint of all homes or units listed during a given time period. Experts say the median offers a more accurate picture of what’s happening in the market than the average list price, which would mean taking the sum of all listing prices and then dividing it by the number of homes sold. The average can be skewed by a particularly low or high price.
